This letter is addressed to Waitsfield Select Board members.

 

There are other options for the town offices. There are four properties not considered: The Troll Shop, Bridge Street Complex (second and third floors), John Egan's building and the Valley Professional Center. All of these properties fit the criteria needed; all of them would be well under $700,000 with improvements/vault needed. The Valley Professional Center could have a total build-out for $335,000, vault, new carpet, paint. If this project were a sale, it would be the third largest sale in the history of Waitsfield; an entire shopping center and fabulous estate, with hundreds of acres and building with three times the square footage are the only things to exceed in value. Four offices, a conference room and vault do not add up to $1.6 million. There were no sales in Washington County and eight other towns that exceeded $1.6 million for the last three years. In the last year for the entire state only 14 properties in our MLS system sold for $1.6 million or more; I can say they all offered far more value than what the town is considering. Saving $900,000 to $1.3 million is worth further investigation. All of these properties offer something the town can be proud of.
