The real estate market in the Mad River Valley area continued to show steady signs of strength in 2014. According to information obtained through our MLS system (NNEREN), the year ended with a total of 89 home sales priced from $76,500 to $765,000 and 60 condominium sales priced from a low of $30,000 to $1.1 million for an exquisite two-story Clay Brook residence at Sugarbush. This was about the same as the prior year's sales of 88 homes and 61 condominiums. The good news is sales have risen substantially from pre-2013 numbers.

The diversity of properties sold, both in design and price, illustrate the wide cross section of housing opportunities within our community, proving there's a home for every buyer!

Although land sales slowed in 2014 to a total of 17 (23 in 2013), the majority of those sold were priced over $100,000 including two properties at $1 million. No doubt the 114 available land parcels create a great opportunity for the savvy buyer. Presently, there are 126 condominiums for sale including 7 under contract, and 151 homes for sale with 11 under contract. As always, properly priced, well-maintained homes in desirable locations continue to attract buyers in the Mad River Valley.
